HOUSTON, TX – January 12, 2022 – A duo of service providers in the health and wellness space have locked in the first two leases at Meridiana Marketplace, a future retail center to be built just south of Pearland. Construction is anticipated to begin spring 2023 on the high visibility site at 19710 Highway 6 – on the southeast corner of Highway 6 and Meridiana Parkway and catty corner from Manvel High School.

Gulf Coast Commercial Group, Inc, an established, Houston-based firm specializing in retail development, management and leasing, is developing the 20,700-square-foot project, which is situated at the gateway to namesake Meridiana, a fast-growing and award-winning, 3,000-acre residential community. Gulf Coast’s VP-Leasing Danny Miller and Leasing Associate Crady Newton are overseeing marketing of the stylish center, designed in a transitional style by CDA Architects.

According to Miller, “We’re eager to bring an array of high-quality businesses and retailers to this rapidly evolving stretch of Highway 6 near the intersection of 288. In addition to a prime location at the entrance to Meridiana, the Meridiana Marketplace retail center will be moments from the upscale Bluewater Lakes and Lakeland subdivisions, as well as Hillwood Communities’ recently launched Valencia project.

Houston-based Next Level Urgent Care has inked a lease for 3,000 square feet in the center. They were represented by Josh Friedlander of New Quest Properties, and Danny Miller executed the lease on behalf of Gulf Coast Commercial Group. The first organization in Texas to achieve Urgent Care Center Accreditation through the American Academy of Urgent Care Medicine, Next Level was founded on the belief that it is possible to provide high-quality, cost-effective medical care for all who need immediate attention for non-life-threatening illnesses and injuries, and unlike retail walk-in clinics, every facility has x-ray equipment on site. Services are both faster, and on average, five to ten times less expensive than a visit to the emergency room. All major insurance carriers are accepted, and uninsured or underinsured patients can take advantage of transparent pricing.

Smile Professionals has leased a 2,500-square-foot space. The full-service dental practice offering comprehensive, individualized service was represented by Alexander Frias of Phelps Commercial Realty, and the landlord was represented by Danny Miller.
