HOUSTON, TX – November 3, 2022 – Gulf Coast Commercial Group, Inc. today announced seven additions to the tenant lineup at Magnolia Village, a mixed-use development currently under construction in northwest Houston that will ultimately span 60 acres at FM 1488 and Spur 149 – a key Magnolia area growth corridor. The news comes as vertical elements for key retail elements of the 36-acre, first phase are now well underway to accommodate openings beginning in mid-2023.

Crust Pizza Co., a fast growing, Woodlands-based restaurant concept with locations in Texas and Louisiana, is expanding into Magnolia with a 2,700-square-foot location for the family-friendly chain’s signature scratch made thin crust Chicago-style pizzas, build your own calzones, hot subs and fresh pastas. A Q2 2023 launch is planned at Magnolia Village. AJ Reno Enterprises, LLC was represented by Brett Strake of NewQuest Properties. Gulf Coast Commercial Group was represented by the firm’s VP- Leasing Danny Miller and Thomas Holdsworth of Ironbridge Realty Partners.

Nationwide Pacific Dental Services, which currently operates a dozen dental practices in the Greater Houston area, has signed a 3,200-square-foot lease at Magnolia Village. PDS Texas Dental Services, LLC was represented by Karla Smith of SRS Real Estate Partners Southwest, Inc., and Gulf Coast Commercial Group was represented by Danny Miller with Court Richardson of Ironbridge Realty Partners.

Taco Bell and McDonald’s are preparing for mid-2023 debuts at Magnolia Village and have both signed ground leases in the development. McDonald’s USA, which will occupy a 47,044-square-foot parcel, was represented by Ford Scott of Capital Retail and Anderson Smith, now of Main Street Commercial Partners. Danny Miller represented the landlord.

B & G Food Enterprises of Texas, LLC is building a standalone Taco Bell location on a 0.92-acre pad site and was represented by Matthew Reed of Shop Companies in the transaction. Danny Miller represented Gulf Coast Commercial Group.

Arizona-based Mister Car Wash, which operates hundreds of sites nationwide and has the largest car wash subscription program in North America, has signed a ground lease at Magnolia Village and anticipates an early 2023 opening. The tenant was represented by Joe Silver of Streetwise Retail Advisors, and Danny Miller represented Gulf Coast Commercial Group.

Sport Clips Haircuts, the nation’s leading haircare provider dedicated to men and boys, will occupy a 1,200-square-foot location at Magnolia Village upon its anticipated mid 2023 launch. Sport Clips RECS Clips, LLC was represented by Richard Buxbaum of Radius Advisors, and the landlord was represented by Danny Miller.

Adding to the personal care offerings, Houston-based Nails of America, a group of acclaimed nail salons known for their skilled technicians, cleanliness and efficiency, vibrant atmosphere, array of nail polish options and on trend services, perks like complimentary cocktail service, will make a home in 3,000 square feet at Magnolia Village when it debuts next year. The tenant was represented by Greg Stackhouse of New Regional Planning, and Gulf Coast Commercial Group was represented by Danny Miller with Court Richardson of Ironbridge Realty Partners.

Magnolia Village phase one construction will incorporate three retail buildings totaling 10,000 square feet each on the hard corner – and just to the east, multiple single tenant pad buildings fronting FM 1488 – as well as 300 multifamily units on nearly 12 acres developed by Trammel Crow Residential. Two, additional 10,000-square-foot retail buildings fronting Spur 149 are also in the planning stages, along with a restaurant row with three pads focusing on full-service offerings.
